Africa Hall – Retail Decant Early Works

United Nations Economic Commission for Africa (ECA) located in Addis Ababa, Ethiopia is seeking Expressions of Interest (EOIs) in order to pre-qualify companies with the required expertise and experience to demolish existing tenant works and carry out new refurbishment works to provide the existing tenants with permanent or temporary relocation space during the renovation of the Africa Hall building. ECA intends to appoint a single vendor for these works. This project is for the demolition of existing tenant works and new refurbishment works to facilitate commercial tenancies within both the Nile and Congo Buildings at the UNECA campus in Addis Ababa. The total area of the works, including circulation and foyer, is approximately 1800m2. The works in the Congo building are located predominantly on the ground floor and minor areas of the basement and level one. The remaining seven (7) stories of the Congo Building will remain operational throughout the construction works. The works in the Nile building are predominantly on ground floor and level one (1), with minor areas of work required on lower ground and roof levels. Access to operational areas of the lower ground must be facilitated throughout the duration of the construction works. Levels ground and one (1) will be unoccupied for the construction period. The works generally are to provide 'hard' fitouts of new retail tenant spaces for the existing tenants located within the Africa Hall Building. NB: The 'soft' tenancy fitouts (furniture, fixtures and equipment) do not form part of the project scope. At the substantial completion of this project, retail tenants will decant into the newly refurbished Congo and Nile buildings, enabling the Africa Hall renovation project to commence. The hard fitout works include (but are not limited to) structural upgrades, lighting, electrical, communication, security, mechanical, hydraulic engineering upgrades, new external and internal aluminium façade partitioning, linings and fire safety upgrades. Minor civil site works are required to facilitate services connections with the existing site infrastructure. Accordingly, AHRMD wishes to modernize one of the Conference Rooms of AURepresentation to theUN in New York, USA with modern Multimedia Conferencing System and refurbishing to accommodate moderntechnology for Member States uses.  The modern Digital ConferenceSystem will enhance the Commission's capacity in hosting and undertaking meetings by Member States with the expected businessstandards. It will also improve the existing information systems by providing complete and secure information storage, retrievingand sharing mechanisms.  Thus, modern digitalconference systems will meet the expectation of Member States by giving convenient platform to attend and undertake meetings. The current conference system, which is 13 years ago, is outdated and theequipment are malfunction and some are broken.  The model and makeof the product which is beingcurrently used is not manufacture by the manufacturer and the productline is discontinued.   The Commission is not ableto replace the productsine the manufacturer does not manufacture such product line anymore. The system has very week audio visual quality and get interrupted while session.  The screens are very old model with low quality outputs.The lighting system is outdated and mostly the room has a very low brightness and is notcompletely convenient for users toread.  In addition, the furniture used in themeeting room are very old and are not convenient for use for longer meeting sessions. Some of the furniture are broken and are notsuitable for use.   The roof has nosealing and the installed electromechanical and sanitary system are visible on the roof that leads the sound is the room is notabsorbed within the room. Objective of theAssignment The objective of this assignment is to undertake designing, supervision and administration forexecution of modernizing the African Union Representation to the United Nation Conference Room in New York, USA, with modernMultimedia Conferencing System and refurbishing to accommodate modern technology for Member Statesuses Scope of the Assignment To attain the specific objective, the consultant will carry out the below major tasks in three major stages; i, programmingand drafting schematic design, ii, design and develop final requirements and biding documentation, and iii, supervision andadministration of supply, installation and commission of work, under the supervision of the AHRM Director, who is a project managerunder this assignment.   The consultancy service will cover AURepresentation Office in New York conference room.
