1 Year Periodic Electrical Inspections, Fire and CO Detector replacement 2016/17

The scope of works to each house will vary to suit requirements but will include:
1. Carrying out Landlords Periodic Electrical tests and providing a report in accordance with the current edition of the IEE regulations
2. Removal of existing smoke detectors and heat detectors and fitting radio interlinked smoke detectors and heat detectors.
3. Removal of existing CO detectors and fitting of hard wired interconnected CO detectors where there is a gas appliance present.
4. A number of the properties will have a smoke detection connected to a care call system. The system will require a different grade of smoke detection to the normal residential smoke detection.
5. Making good any decoration spoil.
6. Rectifying C1s whilst on site and providing quotes for all C2s and further investigations identified
7. It is intended that Loreburn will write to tenants to advise that the appointed contractor will be in touch to arrange suitable times for the above works to be carried out. If access is not obtained by the contractor on that appointment they must include for two further visits. The second and third visits are again to be arranged by the contractor directly (e.g. by carding tenants with a return date). Contact details for tenants will be provided. No payment will be made if no access is gained on the initial 3 visits. Evidence of attempted access will need to be provided.
8. The tenderer must provide a provisional rate (see pricing document) for returning to any properties where access has not been gained on any of the three scheduled visits as indicated on the pricing schedule. Such visits will be specifically instructed by the CA.
9. On completion of works; the CA will issue a customer satisfaction questionnaire. On completion of a development, advise the CA of completion who will arrange for post completion inspections. An application for payment may be issued to the CA once post inspections have been carried out.
This project consists of approximately 75 developments across Dumfries & Galloway; these developments will comprise of selection of variety of single and multiple storey properties on average no higher than four stories. Please be aware that the address list is subject to change pending completion of the pre- surveys.

The proposed works involve alteration and repair work to Kirkcudbright Town Hall a Grade B Listed structure. The Town Hall sits on St. Mary’s Street, Kirkcudbright, the main thoroughfare through the town. The working area is restricted to the footprint of the building itself.
