Wigan Council is seeking to procure a panel of contractors to be part of a framework agreement for building and associated works of varied values per works / project. The type of works may be both planned and reactive works carried out on a variety of premises including social housing. Works shall include, but not be limited to, asbestos removal, asphalt solutions, general building, internal & external premises cleaning & clearing, electrical, joinery, plastering, tiling, plumbing, labouring, painting & decorating, door & window supply & fitting, metal fabrication, specialist utility repairs, damp remediation & wall ties, roofing, door entry systems & locksmiths, power inspection & servicing. The Building and Associated Works Framework will be for a maximum period of four years (one year fixed with an option to extend for up to another three years in annual or additional year increments). The intended make up of the framework is for the creation of a large number of individual lots covering specific areas of work and individual trade work, providing the best opportunity for the broadest range of prospective providers to apply for and be successful in joining the framework. Individual lots are independent of each other and may run for different periods of time up to the maximum period of four years. The framework agreement will consist of 52 lots. Lots 1a & 1b will deliver asbestos works (social housing & other premises). Lots 2a & 2b will deliver asphalt works (social housing & other premises). Lots 3a & 3b will deliver general building works (void & day to day works on social housing and works on other premises). Lots 4a, 4b & 4c will deliver electrical labour with and without vehicle and portable appliance testing. Lots 5a & 5b will deliver joinery labour with and without vehicle. Lots 6a, 6b, 6c, 6d, 7a & 7b will deliver plastering and tiling labour with and without vehicle. Lots 8a, 8b, 8c & 8d will deliver plumbing labour including gas safe qualified labour with and without vehicle. Lots 9a, 9b & 10 will deliver labouring labour with and without vehicle and labour and vehicle in unsociable hours for specific duties collecting and movement of equipment. Lots 11a, 11b, & 11c will deliver final cleaning of furnished properties, cleaning of communal areas and internal and external window cleaning. Lot 12 will deliver front end clearing of properties of items for disposal. Lots 13a & 13b will deliver painting & decorating including graffiti removal (social housing & other premises internal and external). Lot 14 will deliver the fitting only of garage doors and frames. Lots 15a & 15b will deliver electrical installation & maintenance works (social housing & other premises). Lots 16a, 16b & 16c will deliver the supply and fitting of flooring of various types (social housing & other premises). Lot 17 will deliver the supply and fitting of flame retardant blinds and curtains. Lots 18a & 18b will deliver the supply and fitting of single and double glazing units and window repairs including boarding up activities (social housing & other premises). Lot 19 will deliver specialist united utilities repairs. Lots 20a and 20b will deliver the repair and replacement of metal fencing, gates & posts (social housing & other premises). Lot 21 will deliver damp remediation & wall tie removal & replacement, along with the provision of trail holes as per structural engineer instruction. Lot 22 will deliver roofing & guttering repairs and cleaning works (social housing). Lot 23 will deliver door entry systems supply and fit and repairs (social housing). Lot 24 will deliver the installation of solar photovoltaic systems. Lots 25a & 25b will deliver the supply and fit of fire alarm interfaces including servicing and maintenance of fire alarm systems, and emergency lighting. Lot 26 will deliver full and partial upgrades to bathroom, wet room and adaptation works. Lot 27a will deliver electrical inspection and servicing. Lot 27b will deliver gas inspection and servicing. Lot 28 will deliver installation and maintenance of all types of locks and security fittings and ironmongery work. Individual contracts raised under the framework agreement can commence at any time after the commencement date of the framework. All contractors appointed to the framework must be able to undertake the required works directly as sub-contracting is not permitted in the majority of lots. Within Lots 3a & 3b permission will be given for minimum sub-contracting of works. Each Lot will be operated independently of the others and the intended work award process differs between lots. The framework agreement will be available for use by all directorates within Wigan Council and schools in the borough of Wigan and Wigan and Leigh Homes. Note: The Contract Start and Contract End Date referred to in this notice refers to the maximum duration of the framework agreement and not to the duration of individual contracts called-off from the framework. The deadline of Friday 11th December 2015 at 12:00noon represents the deadline for the submission of completed Pre-Qualification Questionnaire applications. Ashfield District Council (the Council) are seeking to secure the provision of a cost-effective and comprehensive window cleaning service for the their operational and ancillary buildings, Main offices, Community Centres, Sheltered Housing Schemes and communal areas in blocks of residential flats. The Council requires a responsive service to maintain the effective safe use of the Council owned buildings, the safety, security and well-being of all users and visitors, to ensure an environmentally-friendly practise for the management of waste. The Council will award the contract for an initial period of three years subject to the provisions within this document, with a possibility of a further two years extension. The Contractor will carry out all the external pre-paint repairs that have been previously surveyed by the client, to all previously painted elements at the locations listed within the documents. Following the pre-paint repairs being completed, the external redecoration works will commence within one week, to cover such elements as but not limited to: the painting of timber or cleaning of PVCu soffits and fascia's, guttering and fall pipes, external doors; together with all associated door frames, canopies, facades, windows, meter boxes, gates, waste pipes, hand rails, balustrades, and any other external elements that have been previously painted before. The Contractor is to carry out the internal redecoration to the previously painted elements to the communal areas of the properties listed within this document. Covering such elements as but not limited to the: all corridors, toilets, communal lounges and stairs comprising of walls, ceilings, skirting boards, balustrades, communal internal and external doors & frames, stairways, balconies, curtain walling, windows and any other internal elements that could be accessible by the tenants and the general public.
