Provision of Reactive Property Repairs & Ad-Hoc Refurbishment/Modification Works

The Framework will require the successful supplier to carry out a wide scope of reactive property repairs and refurbishment/adaptation works which will involve the deployment of building trades such as carpentry, bricklaying, plastering, painting and glazing, plus external works such as drainage repairs, hard landscaping repairs etc., but will also involve electrical, mechanical and plumbing repairs. The successful supplier will be expected to provide the full range of the aforementioned services as well as operating a 24hr, 365 day emergency service, over the term of the contract. Attendance and completion of reactive repairs will be subject to pre-determined timescales.
Typically the works will involve;
Carrying out reactive repairs to the building fabric and infrastructure of the buildings and grounds of each site, including external works and drainage, electrical and mechanical and plumbing services, but excluding repairs to Air Conditioning and Refrigeration Plant & equipment, Central Boiler Plant, Catering equipment, Fire Alarm servicing and maintenance, Lifts and Hoists, Intruder Alarms, CCTV systems, Sewage Pumps and Portable Appliance Testing.
The contract will also require the supplier to provide services involving small scale ad-hoc alterations, adaptations, upgrading and refreshing of existing accommodation.
It is likely that the Transfer of Undertakings (Protection of Employment) Regulations 2006 (SI 2006/246) (TUPE) will apply to the re-tendering of the Contract. Therefore, if the Contract is awarded to a new service provider, the contracts of employment of those employees who are essentially dedicated to the Contract will transfer to the new service provider who will inherit all rights, duties and liabilities in relation to them.
Works required under the framework will have a target commencement date of 05 January 2015.
