Die Stiftung Zollverein beabsichtigt die Vergabe der Objektplanung und der Tragwerksplanung in Arbeitsgemeinschaft gemäß § 34 HOAI (Objektplanung) bzw. §49 HOAI (Tragwerksplanung) für den Umbau der Salzfabrik zum Schaudepot auf der Fläche der ehemaligen Kokerei auf dem Welterbe Zollverein. Der Leistungsumfang umfasst die Grundleistungen der Leistungsphasen 1 bis 9 für die Objektplanung und die Leistungsphasen 1 bis 6 für die Tragwerksplanung.

Zusätzlich soll das Mitwirken bei der Überwachung der Ausführung der Tragwerkseingriffe bei Umbauten und Modernisierungen als besondere Leistung beauftragt werden und muss vom Tragwerksplaner angeboten werden.

Die Beauftragung für Objekt- und Tragwerksplanung erfolgt in 2 Stufen:

1.Stufe sind LPH 1 – 4;

2.Stufe sind LPH 5 – 9.

Die Salzfabrik ist Bestandteil des Welterbes Zollverein und gehört zur ehemaligen Kokerei.

Das Gebäude und die Anlagen unterliegen in ihrer Gesamtheit und in allen Teilen dem Denkmalschutz.

Das vorhandene Gebäude besteht aus einer Stahlbetonskelettkonstruktion.

Im Bereich der Außenwände ist die Konstruktion mit Mauerwerk ausgefacht, davor ist eine Fassade aus Klinkermauerwerk vollflächig vorgesetzt.

Das Gebäude wird durch zwei große, von Nord nach Süd durch das gesamte Gebäude verlaufende Lufträume bestimmt, die den Raum in zwei Seitenriegel und einen Mittelriegel gliedern.

Das Gebäude ist 4-geschossig, ohne Unterkellerung.

Die Geschossdecken bestehen aus Stahlbeton und sind durch Unterzüge gegliedert.

Die oberste Ebene ist durch ein umlaufendes Band großformatiger Fenster gekennzeichnet.

Die vorhandene Grundstruktur bildet die Basis für das Umnutzungskonzept.

Die räumliche Gliederung durch die Lufträume bleibt erhalten.

Die Baumaßnahme setzt sich aus folgenden Bausteinen zusammen:

— Denkmalgerechte Dach- und Fachsanierung der ehemaligen Salzfabrik;

— Umbau zum Schaudepot sowie nutzungsspezifischer Ausbau.

Im Zuge der Sanierung ist vorgesehen, den ursprünglichen Zustand zu sichern und wieder herzustellen.

Maßnahmen der denkmalgerechten Dach- und Fachsanierung:

— Sanierung der Ziegelfassade;

— Betonsanierung der Tragkonstruktion (Stützen, Unterzüge, Decken);

— Dämmung und Abdichtung des Dachs;

— Sanierung der Rückstände des ehemaligen Betriebes;

— Erneuerung der Fenster, Türen sowie Toranlagen;

— Sanierung der vorhandenen Treppe.

Maßnahmen für den Umbau zum Schaudepot:

— Herstellung eines geeigneten Bodens – Einbau Estrich;

— Einbau Innendämmung;

— Ertüchtigung der vorhandenen Brücken und Einbau neuer Brücken zur Überbrückung der Lufträume;

— Einbau Sonnenschutz;

— Einbau Heizung, Sanitäranlagen, elektrische Anlagen sowie einer Brandmelde- und Einbruchmeldeanlage;

— Einbau Aufzug;

— Einbau fester Einbauten.
